The Challenge

Integrate residential and commercial ventilation across a mixed-use scheme with 20 apartments plus offices, a nursery, a specialist gym, and a café, using different heat recovery and extract strategies within a single two-year build programme.

Project Overview

Domani Ventilation Services was appointed to provide the ventilation supply and installation for this newly built residential and commercial development situated in Radford Way, Billericay.

This complex project spanned two years, encompassing 20 apartments, 3 offices, a gym, cafe, and nursery.

Key Highlights

We provided a complete mechanical ventilation solution, including supply, fitting, and commissioning of all residential units using Vectaire small midi heat recovery units along with Verplas plastic and pre-insulated ductwork.

The residential ventilation system utilized a mix of Vectaire heat recovery units and Mitsubishi Electric LGH25RVX3-E Heat Recovery Ventilation Systems.

For the commercial side of the project, which included 3 office spaces, a nursery, a gym for children with special needs and a cafe, we have used a mix of Vectaire LGH25RVX3-E Heat Recovery Ventilation System, Mitsubishi Electric heat recovery units and Vectaire extract inline fans. We supplied all rectangular manufactured ductwork, custom plenum boxes and grills along with spiral duct and fire dampers.

Project context: 30 Radford Way, Billericay

30 Radford Way is a mixed-use development combining private residential apartments with active commercial and community spaces. Ventilation requirements differed by zone: quiet, efficient heat recovery for homes; higher-capacity strategies for offices, education, food service, and exercise areas.

Over two years, Domani Ventilation supplied, installed, and commissioned mechanical ventilation across the full scheme, coordinating equipment types and ductwork systems to match each space’s use.

Residential ventilation scope

  • 20 apartments fitted with heat recovery ventilation
  • Vectaire small midi heat recovery units and Verplas plastic / pre-insulated ductwork
  • Mixed specification including Vectaire units and Mitsubishi Electric LGH25RVX3-E systems where design required
  • Supply, installation, and commissioning of all residential MVHR systems

Commercial ventilation scope

Commercial areas included three office suites, a nursery, a gym for children with special needs, and a café. Systems comprised:

  • Vectaire LGH25RVX3-E and Mitsubishi Electric heat recovery units
  • Vectaire inline extract fans where extract-only routes were specified
  • Rectangular manufactured ductwork, custom plenum boxes, linear grilles
  • Spiral ductwork and fire dampers to meet commercial compliance requirements

Why mixed-use projects need a specialist approach

Mixed-use buildings combine different occupancy patterns, acoustic limits, and regulatory obligations in one structure. A single ventilation strategy rarely fits every zone. At Radford Way, equipment selection and duct routes were tailored per area while maintaining a coherent M&E programme for the developer.
